Quick roof check

Need a whole new roof? Maybe not.

Three questions show which of our three fixes your roof likely needs. We confirm it on the roof before we quote.

  • 1Seal it: silicone over the roof you have.
  • 2Foam over it: spray foam over the old roof, sealed with silicone.
  • 3Build new: old roof off, new spray foam roof sealed with silicone.

Question 1 of 3
What’s going on with the roof?

In their words

What boards and owners say once the roof is done

“This is a VERY Experienced company and crew of men that turn your old, worn out roof into this Amazing new roof. My FPL bills were at times over $200.00 a month since I live on the 4th floor. My first electric bill with the new roof was $84.50… My A/C hardly runs anymore.”

Raymond Riker, President of Cambridge B Condo Association · Google review, April 2025

“The team did a great job on the roof coating project for our commercial property. They kept us updated, provided photos once the work was completed, and made sure everything was handled properly from start to finish.”

“We hired Polo International to put a new silicone roof on our newest commercial building, and they did a great job. The roof looks great, and he also helped the permit process along as well.”

What we do

The roof decides: seal it, foam it or replace it

A sound flat or low-slope roof gets sealed or foamed over where it is. A roof that’s wet or failing comes off first.

Spray foam roofing

Liquid foam sprayed onto the roof rises into one seamless, insulating layer with a silicone topcoat.

Roof replacement

Inspections & maintenance

Every job starts with a look at the roof. Maintenance coatings and a maintenance program extend the roof’s life.

How a job runs

From contract to clean-up, in one customer’s words

Howard Robins told the story of his building’s new roof in a Google review in April 2025. The steps are ours; the quotes are his.

  1. 13 days after signing

    Permits in hand

“Permits were applied for and received 13 days after contract signing.”

  2. March 24th

Crew on site, paths and railings protected

“Polo was on site on March 24th, and began site preparations, including covering the foot paths and railings from the main entryway to the roof access.”

  3. 4 weeks later

    Dumpsters gone, site clean

“The dumpsters were removed and all clean up completed 4 weeks later.”

“The disruption of such a project on the lives of our residents cannot be overstated, so having this done as quickly as they did is appreciated.”

Questions

The questions we hear first

Ask the office(954) 782-5851
Should we coat our roof or replace it?

If the flat roof is mostly dry and sound, a silicone coating or spray foam can go right over it and skip the tear-off. Wet insulation or a damaged deck has to come out first. We check the roof before we quote, and the written quote spells out which one applies.

What’s the difference between spray foam and a silicone coating?

Spray foam (SPF) is liquid foam sprayed onto the roof that hardens into one seamless, insulating layer, and it can be built up in low spots so water drains. It then gets a silicone topcoat. A silicone restoration is a coating applied over the existing roof to seal it. We install both, and the inspection decides which fits.

How much does a commercial roof coating cost?

It depends on the roof’s size, its condition and the system it needs. We don’t price a roof from a desk: we look at the roof first, and your written quote lists the price before any work starts.

Can the building stay open while you work?

Usually, yes. The work happens on the roof, so residents, tenants and staff carry on underneath.

What warranty comes with the roof?

Our roofs come with a 20-year labor and material warranty. On spray foam roofs, we also add our own 20-year Polo warranty. Your written proposal spells out the terms for your roof. Hurricane and wind damage isn’t covered by the warranties.

Do you work outside South Florida?

Yes. We’re headquartered in Fort Lauderdale and take on roofs across the United States and the Caribbean. Our jobs include Jacksonville, Tampa and Key West, Atlanta and Jonesboro in Georgia, Houston and Austin in Texas, St. Charles in Missouri, Tullahoma in Tennessee, and Freeport and Nassau in the Bahamas.
