Commercial roof inspections

We walk your roof, check every seam, drain and pipe opening, and tell you in writing what it needs. Then our Fort Lauderdale crews keep it sealed. After a new roof and our upkeep, one owner wrote of “two years without any leaks.”

What we check on your roof

Most leaks start at the same few places: where something joins, crosses or drains the roof. Tap a spot to see what we look for there.

An example flat roof. The numbers match the list.

After the walk, you get a written quote for what the roof needs.

What happens next

Four answers an inspection can give you

You get a written quote for what the roof needs, and only that. Here’s what each answer means.

  • 1

    Keep it up

The roof is sound. A maintenance agreement keeps it that way.

    The maintenance program
  • 2

    Coat it

Worn but dry. A silicone coating seals it with no tear-off.

  • 3

    Foam over it

Water sits or the top floor runs hot. Spray foam adds slope and insulation.

  • 4

    Replace it

Wet across large areas or a failing deck. The old roof comes off.

The maintenance program

Scheduled visits that keep the roof sealed

You sign a maintenance agreement, and our crew comes back on the schedule it sets. Every visit covers the same list, and the agreement says plainly what it doesn’t cover.

Every visit

  • Pressure-wash the whole roof.
  • Check and seal every pipe, vent and curb.
  • Check and seal the seams.
  • Check and seal the edge metal and flashing.
  • Check and seal the gutters and downspouts.
  • Silicone-coat any spot that’s no longer sealed.
  • Clear debris off the roof.
  • Write it up for you, on request.

3business days

If a covered leak shows up during the agreement, we inspect it within three business days, weather permitting, and covered repairs cost nothing extra.

Not covered

  • Storm and other “act of God” damage
  • Damage done by other trades on the roof
  • Structural movement of the building
  • Rooftop equipment installed by others
  • Problems that were there before the agreement
  • Interior and underground drains

It’s a service agreement, not a warranty. Your roof’s own warranty stays separate.

Questions

Questions about inspections and upkeep

Ask the office(954) 782-5851 Get a Quote
What does a commercial roof inspection include?

We walk the whole roof and check the seams, the edge metal and flashing, every pipe, vent and equipment curb (the raised frame a unit sits on), the drains and gutters, any spots where water sits, and the surface itself. We also feel for soft areas that can mean wet insulation underneath. Then you get a written quote for what the roof needs.

How often should a commercial roof be inspected?

Professional Roofing, the National Roofing Contractors Association’s magazine, advises inspecting roofs and making any needed repairs twice a year, with extra checks after severe weather. A maintenance agreement puts the visits on a schedule so they don’t slip.

What does a maintenance visit cover?

We pressure-wash the roof; check and seal the pipes, vents, curbs, seams, edge metal, flashing, gutters and downspouts; silicone-coat any spot that’s no longer sealed; and clear the debris. You can ask for a written record of each visit.

What isn’t covered by the maintenance program?

Storm and other act-of-God damage, damage by other trades, structural movement, rooftop equipment installed by others, problems that were there before the agreement, and interior or underground drains. The agreement lists all of these in writing.

Is the maintenance program a warranty?

No. It’s a service agreement: scheduled visits, plus checks and covered repairs for leaks reported during the agreement. Your roof’s own warranty stays separate and is written into your proposal.

Can we get the findings in writing?

Yes. We provide written documentation of the inspection and the work on request, which helps when a condo board, a property manager or an insurer asks for records.

Can you help when a milestone inspection or reserve study flags the roof?

Yes. Tell us what the report says, and we inspect the roof and quote what it needs, in writing. Our guide to Florida’s roof rules explains both from the statutes.

What does a roof inspection cost?

When you ask for a quote, we inspect the roof first; that’s how we price the work, and the quote comes in writing before anything starts. For an inspection on its own or a maintenance agreement, call the office and we’ll walk you through it.
