Spray foam roofing for commercial buildings

Liquid spray foam rises into one seamless, insulating layer over your roof, then gets a silicone topcoat. Headquartered in Fort Lauderdale, we’ve sealed more than 50 million square feet of roof since 2008, from Century Village in Deerfield Beach to the Bahamas.

Raymond Riker’s electric bill, in his own words

First bill with the new roof$84.50

“My FPL bills were at times over $200.00 a month since I live on the 4th floor. My first electric bill with the new roof was $84.50..!!! My A/C hardly runs anymore.”

Raymond Riker, President of Cambridge B Condo Association · Google review, April 24, 2025

“Westbury F Condominium Association just had Polo install a new roof. We had bids from 4 different companies, and each one was much higher than Polo… It did not cost a single penny additional then the contract.”

How it goes on

Five steps from old roof to new one

    Only where needed

A sound roof stays where it is. Wet insulation or a damaged deck is cut out first, so the foam bonds to something solid.

Is it right for your roof?

Where spray foam shines, and where we’ll tell you no

A strong fit

  • Flat and low-slope roofs on condos, warehouses, malls and schools.
  • Concrete decks. Foam bonds straight to the concrete and seals its cracks and joints.
  • Metal roofs. It covers the seams and fasteners where metal roofs leak.
  • Roofs where water sits. We spray thicker in the low spots so water drains.
  • Hot top floors. At about R-6.5 per inch, the foam is the insulation too.
  • Occupied buildings. Less tear-off means less noise, debris and disruption.

What to know first

  • Wet or damaged areas come out first. If most of the roof is soaked or the deck is failing, a full replacement makes more sense.
  • It needs dry weather to spray. Rain can move the schedule.
  • The topcoat gets renewed down the road. Your proposal says when, and recoating saves a future tear-off.
  • Steep roofs aren’t a fit. Shingle and tile roofs need a different system.
  • Just want to seal a sound roof? A silicone coating alone may be enough.

Not sure which it is? That’s what the inspection is for.

Built-up and modified bitumen roofs are the old layered asphalt kind. Single-ply roofs are big sheets of TPO, EPDM or PVC rolled out and joined.

Questions

What boards ask about spray foam

Ask the office(954) 782-5851 Get a Quote
Is a spray foam roof the same as spray foam insulation?

No. Attic spray foam is insulation sprayed inside a house. A spray foam roof (SPF, short for spray polyurethane foam) is sprayed on top of the roof deck, outside, where it is the waterproof roof and the insulation in one layer, finished with a silicone topcoat. We install roofs on condos and commercial buildings, not attic insulation.

How long does a spray foam roof last?

As long as the topcoat is kept up. The foam does the waterproofing and insulating; the silicone topcoat shields it from the sun. Renew the topcoat on schedule and the roof keeps going without a tear-off. Your proposal lists the timing, and the roof comes with a 20-year labor and material warranty plus our own 20-year warranty.

How does spray foam hold up in a hurricane?

The spray foam systems we install are hurricane-resistant. The foam is fully bonded to the deck in one seamless layer, so there’s less room for wind to get under it, and the corners and edges don’t rely on fasteners. It also seals around drains, pipes and rooftop equipment. Wind ratings belong to specific approved products, so your quote names the exact system. Hurricane and wind damage isn’t covered by the warranties. More in our guide to spray foam roofs and hurricanes.

Can spray foam go over our existing roof?

Often, yes. Foam bonds to concrete, metal and many existing roof surfaces, so a sound roof can stay where it is. Wet insulation or a damaged deck has to come out first, and our inspection finds those spots. If the old roof is too far gone, we take it down to the deck and build a new spray foam roof.

Can residents stay home during the work?

Usually, yes. The work happens on the roof, and spray foam needs less tear-off than most re-roofs, so there’s less noise and debris. Our crews protect the walkways and railings between the entrance and the roof access, and clear the site when the job is done.

Does spray foam work on metal roofs?

Yes. In June 2024 we sprayed foam over the metal roof of Solomons Warehouse, about 100,000 square feet. The foam covers the seams, laps and fasteners where metal roofs usually leak, and it adds insulation the bare metal never had.

What does spray foam roofing cost?

It depends on the roof’s size and condition, how much foam it takes to fix the low spots, and whether any of the old roof has to come out. We don’t price a roof from a desk. We inspect it, then send a written quote with the system and the price before any work starts.
