Milestone inspection
An architect or engineer inspects the structure by December 31 of the year the building turns 30, then every 10 years. Your local building department can move it to 25 years.
Florida Statutes 553.899From our Fort Lauderdale headquarters, we roof condo and HOA buildings across Florida, including Century Village in Deerfield Beach, one building after another. Residents stay home while we work, and we clean up when we leave.

Florida law
Two state rules now set dates for condo buildings three habitable stories or taller (our guide to Florida’s roof rules has both, from the statutes). Enter your building’s years to see where your roof falls.

Florida Statutes 553.899Due at least every 10 years. The roof is the first item it must cover, and owners can’t vote to fund less than the law requires for it.
Florida Statutes 718.112Milestone inspectionReserve study
Example with the years above: under 553.899, a building that turned 30 before July 2022 had its first milestone inspection due by December 31, 2024.
This calendar reads the statutes. It isn’t legal advice: your attorney, engineer and building department set your building’s actual dates.
Where we come in: when the study or the engineer puts a date on your roof, we look at it and quote what it needs, in writing: a coating if the roof is sound, a new roof if it isn’t.

At Century Village, buildings like Cambridge B and Westbury F each have their own condo association. Since May 2024 we’ve put new spray foam roofs on building after building there, and Cambridge B’s president offered himself as a reference.
“My FPL bills were at times over $200.00 a month since I live on the 4th floor. My first electric bill with the new roof was $84.50… My A/C hardly runs anymore.”
One owner’s own bills, before and after. Yours depend on your building and your unit.

A roof job touches the budget, the manager, the owners and the common areas. Here’s what each of them wrote on Google after working with us.
The budget
“We had bids from 4 different companies, and each one was much higher than Polo… It did not cost a single penny additional then the contract.”
The manager
“Great job from beginning to end, not to mention they saved us a lot of money.”
An owner
“Marc took the time to explain the process, answer all of my questions, and made sure I felt confident every step of the way.”
The common areas
“We recently contracted Polo International to seal coat the flat roofs for our clubhouse. Not only was the work completed in a timely manner, the workers kept the workspace tidy and were very reliable.”
While residents are home
Owners stay in their units while we work. Here’s what that looks like on the roof, on the ground and for the board.
Spray foam goes on as a liquid, with little noise and no heavy equipment. When the old roof is sound enough to stay, the foam goes over it, so less of it comes off and less goes in the dumpster.
We cover the foot paths and railings from the main entrance to the roof access, and we pick up the debris the wind blows off the roof. The dumpsters leave when the job is done.
Board members reach our project manager by text, by phone and in person. One association wrote that he answered on his own wedding day.
“Marc was always available, and his responses were timely, if not immediate.”
Coat or replace
Not every condo roof has to come off. Some boards coated a sound roof with silicone. Others needed a new spray foam roof. We tell you which fits after we look at yours.

No. The work happens on the roof, and owners stay in their units. On the ground, we cover the walkways and railings residents use between the entrance and the roof access, and we clean up as we go.
Not by itself. Florida’s structural integrity reserve study covers the roof and sets how much the association has to save for it. Whether your roof needs a coating, foam over the old roof or a full replacement today depends on its condition. Our inspection tells you which, in writing, with a price. The roof calendar above shows when the study and the milestone inspection come due.
It depends on the roof’s size, the weather and the permit office. For one condo association, the permits came through 13 days after the contract was signed, and the site was cleaned up 4 weeks after the crew arrived. We set the schedule with the board before work starts.
If the roof is worn but dry and the deck is solid, a silicone coating or spray foam over it usually does the job, and less of the old roof comes off. If water has soaked the insulation across large areas or the deck is damaged, it needs replacing. Florida’s 25% rule can also decide it: here’s how Florida’s 25% roof rule works.
Some Florida insurers have asked about re‑roofs that use spray foam with a silicone coating. Tell us early. We have a written sheet on the system for insurers and owners, and you can ask for it with your quote. We can’t promise what any insurer will decide.
Yes. Condo and HOA roofs are a big part of our work, including the flat roofs on a community clubhouse, and a licensed community association manager is among the reviewers above. Your manager can set up the inspection and take the quote to the board.
Our project manager, from the first meeting through the final inspection, by text, phone or in person. Board members’ reviews name him: Marc Bodley.
