Silicone roof coating for commercial roofs

Liquid silicone goes over the roof you already have and cures into one seamless, waterproof layer, with no tear-off. Headquartered in Fort Lauderdale, we’ve coated roofs from condo buildings to the 585,357 sq ft Port of Jacksonville warehouse.

Coat it or replace it?

If the roof is worn but sound, coat it

A coating doesn’t rescue a failing roof. It seals one that still has years in it, so you skip the tear-off, the dumpsters and the cost of starting over.

“We had an aging asphalt roof on our commercial warehouse. After having a couple leaks repaired we realized the roof was still in pretty good shape. We contacted Polo international to cover the roof with their system… The product is going to extend the life of the roof for many years to come.”

A good fit for a coating

  • Built-up, modified bitumen and single-ply roofs (TPO, EPDM, PVC) that are aging but dry underneath.
  • Metal and concrete roofs. Silicone bonds to both and seals them in one layer.
  • Flat roofs where water sits. Silicone stands up to ponding water and strong sun.
  • Spray foam roofs due for a recoat. A fresh silicone coat renews the foam’s topcoat.
  • Buildings that have to stay open. The work happens on the roof, with no tear-off.

When a coating isn’t enough

  • Wet insulation. Wet areas get cut out and replaced first. If most of the roof is wet, a full replacement makes more sense.
  • A damaged deck. It has to be repaired before anything goes on top.
  • A hot top floor. A coating alone won’t add insulation. Spray foam does: inch for inch, it’s one of the most insulating materials in roofing.

How it goes on

Four steps, and the old roof stays put

  1. 1

We look at the roof first

We walk it, find any wet or damaged areas and send a written quote with the system and the price.

  2. 2

    Wet spots come out

Wet insulation or damaged deck gets cut out and replaced, so the coating goes over a dry, solid roof.

  3. 3

    Clean, then seal the details

We pressure-wash the roof, then seal the seams, the flashing, every pipe and the raised curbs that hold rooftop equipment.

  4. 4

    Silicone goes on

Liquid silicone goes on as one seamless layer and cures into a waterproof membrane that stands up to ponding water and the sun.

When the coating wears

  • A worn coat doesn’t mean a new roof. The roof gets cleaned and recoated.
  • Between coats, the maintenance program washes the roof and reseals any spot that needs it.
  • Covered leaks during the program are checked within three business days, weather permitting.

Questions

What owners ask about silicone coatings

Ask the office(954) 782-5851 Get a Quote
Does a silicone roof coating really work?

On the right roof, yes. Silicone cures into one seamless, waterproof membrane over the roof you have, and it holds up to ponding water and strong sun. It works when the roof underneath is still dry and solid. That’s what our inspection checks before we quote.

What kinds of roofs can you coat?

Built-up, modified bitumen, metal, concrete and single-ply roofs (TPO, EPDM and PVC), plus spray foam roofs due for a fresh topcoat. Flat and low-slope roofs are where silicone does its best work.

Can silicone handle ponding water?

Yes. Silicone stands up to water that sits on a flat roof. Where water pools deep after every rain, we can build up the low spots with spray foam first so the roof drains.

How long does a silicone roof coating last?

Our silicone roofs come with a labor and material warranty of up to 20 years, and your written proposal names the term. When the coating wears, the roof is cleaned and recoated rather than torn off, so a roof that’s kept up keeps going.

What are the downsides of a silicone coating?

It won’t fix a roof that’s wet or rotten underneath: those areas come out first, and a mostly wet roof needs replacing. It needs dry weather to go on, so rain can move the schedule. And a coating alone won’t add insulation; spray foam does.

Does the building have to close during the work?

Usually not. The work happens on the roof and there’s no tear-off, so a store, office or warehouse can keep running below.

What does a silicone roof coating cost?

It depends on the roof’s size and condition, how many wet areas need replacing and how much detail work it needs. Because the old roof stays, there’s no tear-off or haul-away to pay for. We inspect first, then send a written quote with the price before any work starts.
