Commercial roof replacement

When a roof is past saving, we tear it off, repair the roof deck underneath and build a new spray foam roof with a silicone topcoat. Headquartered in Fort Lauderdale, we handle the permits, protect your walkways and haul the old roof away.

One replacement, start to finish

Westbury F: old roof off, new roof on

Westbury F is a condo building at Century Village in Deerfield Beach. Its association took bids from four companies, then hired us to replace the 25,040 sq ft roof. We finished in June 2025.

“The removal of the old roof and installing the new roof was done extremely well. Even with some minor issues. Marc was on top of it and took care of it right away… the roof has been installed for 2 months. There have been many Tropical storms over this time and there have been NO LEAKS!”

Do you need a whole new roof?

How it goes

From signed contract to a clean site

Residents and tenants usually stay in the building. Here’s the order of work. The dates come from one condo association’s re-roof.

  1. 1

    Written quote

We walk the roof and send a written proposal with the system, the price and the warranties.

  2. 2

    Permits

We apply for the permits. On one condo job they came through 13 days after the contract was signed.

  3. 3

    Site prep

We cover the walkways and railings from the entrance to the roof access and set up the dumpsters.

  4. 4

    Tear-off and new roof

The old roof comes off to the deck, any damaged deck is repaired, then the foam and the silicone topcoat go on.

  5. 5

    Cleanup

The dumpsters go and the site gets cleaned. On that condo job, it was 4 weeks after the crew arrived.

“The disruption of such a project on the lives of our residents cannot be overstated, so having this done as quickly as they did is appreciated.”

Howard Robins · condo association · Google review, April 2025

“They completed the job on schedule, maintained a clean worksite, and went above and beyond to ensure minimal disruption to me and my neighbors.”

Questions

What boards ask before a new roof

Ask the office(954) 782-5851 Get a Quote
How do we know if we need a new roof or just a coating?

It comes down to what’s under the surface. If the insulation is wet across large areas, the roof leaks in many places or the deck is damaged, it’s time to replace. If it’s worn but dry, a silicone coating or spray foam over the existing roof usually does the job. Our inspection checks for wet insulation before we recommend anything.

What is Florida’s 25% roof rule?

Florida’s building code says that when more than 25% of a roof or roof section is repaired, replaced or re-covered within 12 months, the whole roof or section has to be brought up to the current code. State law makes an exception for roofs built to the 2007 Florida Building Code or later: on those, only the part being worked on has to meet current code (Florida Statutes 553.844). Ask us which applies to your roof, or read the full rule, from the code.

How long does a commercial roof replacement take?

It depends on the roof’s size, the weather and the permit office. On one condo job, the permits came through 13 days after signing, and the site was cleaned up 4 weeks after the crew arrived. We set the schedule with you before work starts.

Can residents or tenants stay during the work?

Yes, in most cases. The work happens on the roof. We cover the walkways and railings between the entrance and the roof access and keep the site clean. One owner wrote that the crew went “above and beyond to ensure minimal disruption to me and my neighbors.”

Who pulls the permit?

We do. We apply for the permits once the contract is signed and see the job through to the final inspection.

What happens to the old roof?

It comes off down to the deck and goes into dumpsters on site, which are hauled away when the job is done. Any damaged deck gets repaired before the new roof goes on.

What does a commercial roof replacement cost?

More than a coating, because the old roof comes off and gets hauled away. The price depends on the roof’s size, how much comes off, the deck’s condition and how thick the new roof needs to be. We inspect first, then send a written quote with the price before any work starts.
